Effective May 2025

These Terms & Conditions govern all bookings and stays at Estatesmen-managed properties. By confirming a booking, you agree to abide by the following terms.

1. Booking and Payment

• All bookings are subject to availability and are confirmed only upon receipt of full payment or as stated in the selected rate plan.
• Guests must be over 18 years of age to make a booking.
• A valid government-issued ID and payment card must be presented at or before check-in.
• Estatesmen reserves the right to decline or cancel bookings at its discretion.

2. Cancellations and Refunds

• Cancellation policies vary depending on the rate selected at the time of booking. Please refer to your booking confirmation for details.
• Refunds (where applicable) will be processed to the original payment method, minus any non-refundable fees.

3. Guest Conduct and Use of Property

• Guests are expected to treat the property and its contents with care and respect at all times.
• Misconduct, illegal activity, or nuisance to neighbours may result in immediate termination of the stay without refund.
• Parties, gatherings, and events are strictly prohibited without prior written approval.
• The maximum occupancy stated for each property must not be exceeded under any circumstances.

4. Check-In / Check-Out

• Check-in time: From 15:00
• Check-out time: By 11:00 on the day of departure
• Early check-in or late check-out is subject to availability and may incur an additional charge.

5. Housekeeping and Maintenance

• Properties are cleaned thoroughly prior to arrival.
• Additional housekeeping services can be arranged upon request for an extra fee.
• While we strive to address maintenance issues promptly, Estatesmen does not offer compensation for temporary interruptions to services such as electricity, water, internet, or heating.

6. Liability and Loss

• Estatesmen accepts no liability for theft, loss, or damage to personal belongings, whether inside the property or in common areas.
• Guests are responsible for securing the property during their stay (e.g., locking doors and windows).
• Estatesmen shall not be held responsible for accidents, injuries, or consequential losses, unless resulting from Estatesmen’s proven negligence.

7. Force Majeure

• Estatesmen shall not be liable for any delay, cancellation, or inability to fulfil obligations due to causes beyond its control, including but not limited to natural disasters, government restrictions, strikes, or public utility failures.

8. Right of Access

• Estatesmen or its authorised personnel may access the property for inspections, urgent maintenance, or emergencies. Advance notice will be given whenever possible.

9. Smoking, Pets, and Noise

• All Estatesmen properties are strictly non-smoking. A deep-cleaning fee may apply for violations.
• Pets are not permitted, unless explicitly agreed in writing.
• Please observe quiet hours between 22:00 and 08:00 in consideration of other guests and neighbours.

10. Governing Law

• These Terms & Conditions are governed by the laws of England and Wales.
• Any disputes will be subject to the exclusive jurisdiction of the English courts.
